Maximize Space Planning and Design Studio focuses on maximizing the potential of any given space by a careful analysis of the existing space utilization and then evaluating the maximum potential yield of the space vis a vis the needs.
Real Estate is an increasingly costly commodity and making smart decisions about the utilization of the space is what we encourage owners to do to in order to increase their return on investment.
Space is a commodity with endless potential. A professional analysis of the existing space can help the owner make better use of their space in unexpected ways.
Our online portfolio showcases an old house (Grove Street) built circa 1920 that was reconfigured for optimal use for our contemporary standards. Spaces that were disjointed were unified, a newer addition that was utilized as kitchen and living was transformed into a bedroom suite and the kitchen was moved to the heart of the house in an open space that connects living with kitchen and dining, thus maximizing the use of all the spaces in the building and transforming a 2 bedroom house into a 3 bedroom house that feels airy and spacious.
Another example from our portfolio shows a house with an attached garage (Bird Court) that was initially without a second story. The roof was removed and an additional dwelling unit was built over the garage, a space that was there but was not being utilized. The new one bedroom dwelling unit has it's own heating and cooling, kitchen, laundry facilities and bathroom and is being used as a source of income by the home owners.
A third example shows a 1940's single family house (East Maple Road) transformed into a multi-family residential building. By allocating 3 entry points in the existing house to specific area of the house, each unit was given it's own private entry. The unfinished basement was transformed into a one bedroom apartment unit with egress windows and it's own bathroom and kitchen. The first floor was left largely unchanged with the exception of an internal stair having been transformed into a storage closet. The stair to the upstairs space was added to the outside of the house, providing access to the upstairs 1 bedroom unit where an additional kitchen and full bathroom provide ample space for another dwelling unit. Every corner of the house was utilized to it's maximum potential and what was once a one family house became a 3 unit income producing building.
The fourth portfolio project, Boston Street, shows a very small 700 square foot house that was rebuilt as a 2 story house with all new building systems and a design that matches the contemporary needs of small family.
